Clear rules for using CasaCerta

These terms distinguish the property marketplace from the independent advertisers and professionals who use it.

The service

CasaCerta provides property discovery, comparison, enquiry, advertising and decision-support tools. Unless expressly stated for a specific service, CasaCerta is not the seller, landlord, estate agent, lender, lawyer, tax adviser, valuer or surveyor in a transaction.

Listings and advertiser responsibility

  • Advertisers must have authority to advertise and must provide accurate, current and lawful information.
  • Prices, availability, areas, condition, legal status and media must be checked directly with the advertiser and appropriate independent professionals.
  • CasaCerta may request evidence, label missing information, suspend content or close an account where trust or safety is at risk.
  • A verification label records only the checks explicitly shown; it is not a guarantee of title, condition, value or suitability.

Buyer tools and paid reports

Calculators, scores, comparisons, area signals and reports are estimates and decision-support information. They do not replace a current land-registry review, independent Portuguese legal advice, a valuation, technical survey, mortgage offer, tax calculation or inspection of the exact property.

Payments, cancellations and refunds

The price, VAT treatment, scope, delivery format and any renewal are shown before checkout. Secure payment is handled by the named payment provider; CasaCerta does not receive full card details. A property report is digital content delivered immediately to the signed-in account. Checkout is enabled only after the buyer expressly requests immediate delivery and acknowledges that the statutory withdrawal right is lost once delivery begins. This does not remove mandatory rights where digital content is not supplied, is defective or does not match the agreed description. Refund or correction requests must identify the order and issue using the operator contact above. Paid service-provider placements are business advertising orders, are reviewed before publication, begin their 30-day period only on approval and do not renew automatically.

Acceptable use

  • Do not scrape, copy or republish listings without permission.
  • Do not submit unlawful, discriminatory, misleading, infringing or malicious content.
  • Do not evade access controls, interfere with the service or misuse another person’s identity or contact details.

Operator information and complaints

The operator identification above must be complete before public launch. Consumers may use the independent Livro de Reclamações Eletrónico where the service and operator fall within its scope. These terms are governed by Portuguese law without removing mandatory consumer protections or the right to use competent courts and dispute-resolution mechanisms.

Illegal content, moderation and redress

Anyone can use the electronic Report illegal content form to identify a specific listing, advert or professional profile and explain the legal concern. CasaCerta records a reference and processes notices objectively. Where content is restricted, the affected account should receive a clear reason and an available internal challenge route. A reporter who supplied electronic contact details should receive the decision and available redress information. Transactional email for these notices is a production launch dependency.
