1. Map the family’s real week
Start with journeys and responsibilities, not the property photograph.
List school and childcare drop-offs, work locations, healthcare, groceries, activities, friends and airport or rail access. Test the route at the times you will use it and include walking to the stop, waiting, transfers, parking and the return journey.
A larger home farther out may create two daily car journeys and reduce time together. A smaller, well-connected home can work better if safe walking, public space and daily services are close.

2. Research schools before committing
Proximity does not by itself guarantee a place or the right fit.
Use the official school-network search to identify public schools, groupings and educational stages. Contact likely schools or the responsible education services to confirm current procedures, documentation, catchment considerations, languages, support and realistic timelines.
For private or international schools, verify accreditation, curriculum, fees, transport, waiting lists and the path to the next stage of education. Visit where possible and speak about the individual child’s needs rather than relying only on rankings.

3. Test the home for family use
Look for friction that will repeat every day.
Consider storage, lift access, stairs, pushchairs, bedroom separation, working from home, outdoor space, road safety, play space, heat, damp, acoustic privacy and the path between the home and transport.
Visit outside school hours and later in the evening. Listen for road, aircraft, nightlife and building noise. Ask about condominium rules, planned works and whether common spaces are practical for children.

4. Build a support map
Healthcare and community matter when plans go wrong.
Identify primary healthcare, pharmacy, urgent care, hospital access and any specialist needs. Check what services are realistically reachable without a car and what happens outside normal hours.
Look for parks, libraries, sports, cultural activities and parent networks. If relatives or support are abroad, proximity to reliable rail or airport connections may matter more than a small difference in floor area.
